The CAWR 2002 legislation is also relevant to the shared communal internal and external areas of residential properties. The duty holder will be those in charge of the maintenance and upkeep of these communal areas. As with commercial properties, an asbestos survey must be carried out in order to create an up to date register of the location and condition of asbestos containing materials present within the building.
Homebuyers are becoming more and more aware of the risks from asbestos and the effect it can have on the value of a property. Asbestos is expensive to remove, therefore when buying a house many people opt to have a survey carried out so that a reduction can be agreed in the asking price to allow for removal work.
If a full survey is not required then specific sampling can be carried out on materials of concern, and advice can be given on the best way to deal with the material if asbestos is found. More often than not, depending on the type of asbestos and the condition it is in, the material can be managed safely in situ.

The typical cost of a type 2 asbestos survey on a 3 bedroom semi-detached house in the midlands area is £250 + VAT, this includes site visit, report and sample analysis (others charge extra per sample, ours are included)
